Meriwether has done extensive research and is confident that an infill site in LoHi that offers competitive rents to what is currently in the market will lease up quickly and tender a stable asset.

In 2014 Meriwether acquired a parcel of land in the dynamic Lower Highlands district of downtown Denver, CO. During the due diligence process Meriwether was able to identify several key factors in the rental market that have been overlooked and provide opportunity to fill demand in an underserved market. Other buildings in the neighborhood have been developed with saturated amenities including large fitness and pool areas which have driven their rental rates up. The Triangle Apartments will provide the Millennial and Generation Y demographic, who have come to LoHi in droves, a more competitive rental rate while also providing a roof top deck with views of the city. The 5 story mixed-use infill development will include 20 residential units and a 1,350sqft ground floor retail space. Each of the five floors will have four units, consisting of 1 bedroom units up to a 2 bedroom unit with 2 bathrooms which are all corner units with mountain and City views. New construction, at a competitive rate in a high-demand neighborhood, should lead to quick occupancy and stable, ongoing returns.
